What this website is, what the numbers on it mean, and what a computed statutory position is and is not. The last section is the one that matters.

This site

This website is published by [Registered company name], trading as Centropic, and is provided for information. It is not an offer, a quotation, or a commitment to supply. Pilot and licence terms are agreed per engagement in writing, and those terms — not this page — govern any work we do for you.

The figures shown here

The site carries two different kinds of number, and it labels which is which.

• Illustrative demo data. The 48-building estate, the graph, the answer panel, the backlog and compliance percentages. These come from a synthetic estate built for demonstration. They are not a client's data, not an average, and not a claim about what your estate will show.
• Generated from the rule base. The compliance counts — obligations held, how many are weighted as statutory, how many have no interval in law, acceptance fixtures passing, traps encoded — are read at build time from the rule base itself and carry the rule version they were generated against. They describe the rule base on that date and nothing else.

Questions marked in development on this site are exactly that. The panel beside them shows the intended shape of an answer, not an answer we can produce today, and we mark it rather than letting the demo imply a capability.

Not advice

Nothing on this site, and nothing produced by the platform, is legal advice, engineering advice, or a compliance certification. Centropic is a compliance-engineering input. It tells you, with the provision, where a duty appears to attach and what state it appears to be in. It does not make you compliant, and it does not discharge any duty you hold.

What a computed statutory position is

This is the part worth reading twice, because it is the honest limit of the product.

• Every computed state carries the rule_version it was derived under, and every sign-off carries a model_version. A position that cannot be re-derived cannot be defended, so we keep both.
• Positions are designed to be verified by a competent person. Where the law requires a named individual to hold knowledge, take reasonable steps, or sign, that person is a person. An automated system cannot occupy that role and we do not present it as doing so.
• Where an interval does not exist in law, the platform says so rather than printing a number. A position returned against a duty-holder's own recorded review point is labelled as such.
• Absence of evidence is not treated as compliance. It is returned as unassessed, and where the worst lawful state must be presumed, it is presumed.
• A portion of the rule base is flagged in the data as derived from public secondary sources rather than read from a licensed original. Those rules are good enough to design and estimate against and are not presented as settled. The current count is published on the site and generated from the rule base.
• A signed compliance position is a judgement, made on a date, on the evidence then held, by a named person, and it is rebuttable. It is not proof.

Intellectual property

The Centropic name, the mark, this site and the rule base are ours. You may read, print and share this site. You may not copy the rule base, its structure or its content into another product or dataset.

Some standards and schedules that a facilities manager would expect to find in a compliance system are licensed by their publishers on terms that prohibit their inclusion in a system of this kind. Where that is so, the platform does not include them, and that is a licensing constraint rather than a gap in the work.

Where we link to legislation, guidance or another organisation, we do not control that content and are not responsible for it. Legislation.gov.uk is the authority on what the law says; where our reading of a provision differs from yours, the provision wins.

Liability

To the extent permitted by law, we accept no liability for loss arising from reliance on this website alone. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Liability under an engagement is dealt with in that engagement's terms.

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.

Changes

These terms carry a version number and an issue date so that a version can be cited in a tender response. When they change materially the version goes up.
